Air Duct Cleaning Cost: What Drives the Price and the Value

A clear-eyed look at what duct cleaning costs, what changes the price, and how to tell a fair quote from a low-bid upsell.

Air duct cleaning is priced by the home or by the supply-and-return count, not by the hour. A whole-home source-removal cleaning with the air handler, coil, and a sanitizing pass typically runs several hundred dollars for an average single-family home and more for larger homes, multi-system properties, or commercial buildings — because the labor and equipment time scale with the system, not the square footage.

The price changes with the number of registers, the length and accessibility of the trunk lines, whether the coil and air handler are included, the choice of sanitizer, and whether access cutting and patching is required. A quote that is dramatically lower than the others usually excludes one of these — most often the coil, the trunk line, or the sanitizing pass — and the difference shows up later as an upsell or an incomplete job.

Value is a separate question from price. Cleaning has documented value when there is a real contaminant: visible mold, a pest infestation, post-construction dust, or an odor with an identified source. Cleaning 'because the neighbor had it done' is lower value, and the EPA's guidance has long been that duct cleaning is not routine maintenance — it is a response to a specific condition.

Ask every bidder for the same written scope, compare the line items, and choose the provider who scopes the whole system and explains the method — not the one with the lowest number and the vaguest description. A fair quote describes what is cleaned, how, and what the verification is.
