Year-Round HVAC Hygiene: A Maintenance Calendar That Actually Helps
Ducts are one part of a system. Here is a seasonal schedule for filters, coils, drain pans, and inspections that keeps the air clean between professional visits.

HVAC hygiene is a system, not a single duct cleaning. A seasonal routine keeps the air handler — the wettest, dirtiest part of the system — from becoming the source of odors and microbial growth that a duct cleaning later has to address.
Each season: check and replace the filter on a schedule matched to its MERV rating (monthly for higher-MERV media in dusty homes, quarterly for standard filters). A clean filter protects the coil and blower, which protects the ducts.
Twice a year — at the start of cooling and heating seasons — inspect the condensate drain pan and line, clear the pan of debris, and confirm the drain is flowing. A blocked drain floods the pan, grows slime, and can overflow into the ductwork or the ceiling.
Annually, have a professional inspect the coil and blower wheel for buildup, confirm the UV-C lamp (if installed) is functioning and within its rated life, and check that supply and return runs are not crushed or disconnected. Schedule a full source-removal duct cleaning only when there is a real condition — visible mold, post-construction debris, a remediated pest event, or an odor with a confirmed source. Maintenance keeps the interval between those cleanings as long as possible.
